Overall transaction volume was almost identical to that seen in 2009 whilst median pricing actually rose 3% on a statistical basis, although in reality it seems housing prices are not really increasing or deceasing.Â  Many signs point to a strong year ahead of us in 2011.. the economy is improving, inventories are low, rates remain stable and the general overall vibe is strong.</p>

Â Â  The <a href="http://www.cityofbath.com" target="_blank">City of Ships, Bath Maine</a> saw the largest swings in volume, up 50% whilst the coastal waterfront peninsulas of Phippsburg, Georgetown and Harpswell were hit the hardest with volume down about 20%.Â  The <a href="http://www.mymaineproperty.com/brunswick-maine-real-estate.php" target="_blank">real estate market of Brunswick Maine</a> is the largest in the region accounting for approximately 1/3 of all volume.Â Â  The time it took to sell a home aka the Days on Market (DOM) was down about 3% for the entire region with Bath seeing a 49% decrease helping to lead the way.</p>

			<content:encoded><![CDATA[<p>The <a href="http://www.mymaineproperty.com/brunswick-maine-real-estate.php" target="_blank">Brunswick Maine real estate</a> markets continue to post strong figures as we enter the end of the Fall season. Despite the closign of the naval air station, volume has been strong througout the Summer and Fall season. For the most recent month ending October 31st, 23 transactions took place, up 15% fromÂ  last year.Â  The median price clocked in at 185K, still off a bit more than 10% from October 2008, but holding strong month over month, up 11% from September.Â  As we move forward and into the winter, I would expect this market to fair better than Bath, 10 minutes farther up the coast and away from Portland.Â  It seems the Brunswick housing marketÂ  has been and continues to be a bright spot in the <a href="http://www.midcoastalmainerealestate.com/mid-coast/" target="_blank">mid coastal Maine real estate</a> markets thankfully.</p>

			<content:encoded><![CDATA[<p>For the month ending June 2009 the coastal and <a href="http://www.myportlandmainehome.com" target="_blank">southern Maine real estate</a> markets posted very solid gains, the best seen in well over a year. Â  Transaction volume was up a whopping 37% in York, whilst Cumberland county witnessed a 3% decrease compared to recent 10%-20%Â  over the past many months. In the <a href="http://www.midcoastalmainerealestate.com" target="_blank">ME coastalÂ  real estate </a>markets of Sagadahoc and Lincoln there were significant pricing gains, 10% and 26% respectively, I think largely attributed to the 2<sup>nd</sup> home buyer reentering the market finally.Â  Inventories are on the rise in all 4 counties and as the summer progresses, it will be critical that they do not spiral too far upwards. Â Â  The many first time home buyer incentives,Â  the return of low interest rates and a strong 2<sup>nd</sup> quarter earnings from the ec0nomy at large are all contributing factors to this successful season. 			<content:encoded><![CDATA[<p>The <a href="http://www.midcoastalmainerealestate.com" target="_blank">ME coastal real estate</a> communities of Phippsburg and Georgetown saw some life this June for the first time in many months with 5 transactions closing at a median price point of 300K.Â  This contrasts with 6 homes selling at a median price of 235K in June of 2008.Â  Prior to this month, there had been no transaction in either of the communities since February.Â  With the stateÂ  giving <a href="http://www.mymaineproperty.com/maine-first-time-homebuyer.html" target="_blank">Maine first time home buyers</a> a 5K gift, coupled with the federal governments 8K tax credit many buyers are looking to cash in, particularly given the lower interest rates and stabilizing Maine home prices.</p>

<p>The <a href="http://www.mymaineproperty.com" target="_blank">coastal Maine real estate</a> markets have been extremely slow through the winter months, but activity on lower priced, first time homebuyer real estate has heated up and many buyers &#8220;from away&#8221; have started to look again at higher priced offerings.</p>
